Most "house clearance cost" confusion comes from mixing up two different jobs. Here's the honest split.
This includes 1 x load and members of our staff to clear the property for you. We clear everything — cupboards, wardrobes, lofts, carpets. All labour included, no hourly rate.
For items already outside or ready to go — a pile in the garden, garage or after a renovation. Priced by volume, not by the day.
You'll see very low "from" prices advertised. They're not lies exactly — but they almost never apply to clearing a home. Here's how to read them so you're not caught out:
It's the cost to take away a single piece — one chair, a few bags left at the kerb — not to clear a property. The moment a team has to come inside, sort, lift and make multiple trips, the real price is many times that. Ask any "£35" quote one question: "is that to clear the whole property, or per item?"
We'd rather tell you our real starting point — from £695+VAT for a full clearance load, or starting from £70+VAT for a ready-to-go minimum load — than win the click with a £35 figure you'd never actually pay. When the team arrives, the price you were quoted is the price you pay.
A "3-bed house" can be one van-load if it's already been sorted, or three to six if it's heavily cluttered. Anyone quoting a single fixed price for "a 3-bed" before seeing it is guessing — and you feel the difference when the final bill arrives.
We price by how much there actually is. The per-load price is fixed and we tell you the likely number of loads before we start. If there's more than expected — extra in the garden, a packed loft — you'll know the cost before we touch it, because the per-load rate never changes.
Not sure how much there is? That's fine — booking locks in a base rate for the team and one load. On arrival, the team does a walk-round to assess the property, then we tell you what the clearance will need and the full cost breakdown — so you can decide before we start.
We don't just turn up, clear the whole property and hand you a bill. Any items that carry a set disposal charge (we're charged for these at the recycling centres) are flagged during booking or the walk-round — never sprung on you afterwards.
A few items cost extra to dispose of legally — we tell you these upfront, not as a surprise on the day. Common ones, but not limited to, include:

Reusable items are donated to charity where possible — bedding, clothing, bric-a-brac and furniture — which can reduce your charges. We do not remove asbestos.
No upfront payment for UK customers — pay by bank transfer once the clearance is complete. In the sad event of a bereavement, we can invoice the solicitor, power of attorney or executors of the estate directly — and we can collect keys and send you photos if you can't be there.
Payment can wait until the estate is settled. Where a probate clearance is handled through a solicitor, we can agree to defer payment — up to 6 months — so the work can go ahead now and be paid from the estate later, once funds are released.
