A clearance handled with understanding
A hoarded property is rarely just "a lot of stuff" — there's often a person, a story and a lot of emotion behind it. Whether you're clearing your own home, helping a relative, or acting for a landlord, local authority or housing association, we treat the situation and everyone involved with respect.
Our teams are experienced in difficult and heavily cluttered properties — including verminous conditions — and we include a fully qualified pest controller, which matters when a property has been neglected for a long time.
How we work — carefully, not all at once
We don't simply walk in and throw everything away. Years of experience have taught us what to keep and what to clear. We start with the smallest room and turn it into a sorting space — somewhere to set aside the things that matter: photographs, documents, jewellery, and anything you've asked us to look out for or that we think holds value or meaning. Only then do we work through the rest.
Nothing of value or sentiment is thrown away without checking with you first. You stay in control of the process the whole way through.

Verminous clearance
A secret hoarder, discovered too late

A landlord contacted us after his tenant had left suddenly. The tenant had been a hoarder, something the landlord hadn't known until they had vacated the property. The third floor flat (with no lift) was crammed with belongings, decaying rubbish and there was a mouse infestation throughout. He couldn't tackle it himself, so he asked us to fully clear the property and take up the carpets.
We arrived at 8am and opened every window we could reach — there was a strong smell inside. Every room was crammed; some piles of junk were stacked dangerously high, mixed with old food waste. We worked front to back to make safe access into and out of the property for the team. Due to the condition of the property, everything had to go to licensed recycling. It took several van loads and three days to clear the rubbish. We were then able to lift the carpets — many marked with mouse waste — and packed them off to the recycling station.
The landlord wanted to get some structural and cosmetic repairs done now the flat had been cleared, so didn't require us to clean the property. The client was overjoyed with how quickly we got his property cleared and said he'd recommend us for future work.
Hoarded home
It made her Christmas

A brave lady called us needing urgent help with her home, just before Christmas. She was very upset and embarrassed at first — she hadn't been well, and since losing her partner some years back had taken to hoarding. She was ready to reclaim her home and knew she needed to let a lot of things go. We reassured her that this is something we sadly see on a regular basis, that everyone needs a helping hand from time to time, and that we'd look after everything for her.
Within 48 hours we attended and began clearing the cluttered, neglected home. Our customer was worried that sentimental items, mixed in with the clutter, might be thrown away. Our teams are sensitive and aware that a clearance like this can be extremely distressing, so we always talk our clients through how we go about everything beforehand and make it as stress-free as possible. She was able to sit with the team as they worked through the contents, quickly pointing out which items to keep and which to dispose of.
Over two full days we cleared all the clutter and unwanted items from her home, sifting carefully through everything — which let us recover some documents and photographs she had feared were lost forever. We also found her Christmas tree and a few decorations, which she put up straight away!
But the moment that stayed with us: among the contents we found her late father's war medals. She was over the moon when we showed them to her. She said it had made her Christmas — and it made ours too, knowing we'd returned such precious family heirlooms.

Understanding hoarding
It's more than clutter
Compulsive hoarding is recognised as a genuine condition — the difficulty of discarding items, and the distress of parting with them, goes well beyond a hobby, a collection, or simply being untidy. It can build up gradually over years, and it's nobody's fault. Approaching it with patience rather than pressure makes all the difference.
Hoarding and fire safety
A heavily cluttered home carries a higher fire risk — blocked exits, items near heat sources, and more material to catch alight. If you're worried about someone, keeping escape routes and doorways clear is one of the most important first steps. A professional clearance can significantly reduce the risk.
